2. Real Estate Investing 201 Seminar - Tuesday, April 23rd, 2019 - 6:30-8 PM - Forming and Maintaining a Business Entity and Understanding the Eviction Process
Two legal areas of greatest interest to investment property owners are: 1) obtaining personal liability protection through the use of a business entity (the most common being a Limited Liability Company “LLC”); and 2) understanding the eviction process if you need to part ways with your tenants. Perhaps the most significant non-tax advantage of forming a Limited Liability Company is its liability protection. Absent an agreement to the contrary (such as a loan guarantee), business entity owners should not be personally liable for the entity's obligations. The most common business entity formed today is the Limited Liability Company. Care must be taken to act according to state statutes in order to receive the protections of the LLC In addition, it is essential for rental property owners, landlords and property managers to understand the legal obligations of the landlord-tenant statutes. Anyone working in this area must understand the requirements, process and timeline associated with the eviction process in Minnesota courts. On Tuesday, April 23rd at 6:30 p.m., the Minnesota Real Estate Team will be holding its next Investment Property 201 seminar. We invite you to the IP 201 seminar on Forming and Maintaining a Business Entity and Understanding the Eviction Process, presented by business and real estate law attorney Matthew Engel. 4. The New Construction 101 Workshop - Future Seminar Date to be Determined

5. Real Estate Investing 101.5 Seminar - How We Do It -Tuesday, May 28th, 2019 - 6:30-8PM

Dan started out in our Investment Property 101 Seminar a few years back. During the course of his first year, Dan purchased 7 investment properties with our team. He then went on and earned his Real Estate License and is now helping other investors to purchase investment properties. Dan will walk you through the complete investment property buying process, step by step with print outs, TISH reports, contractor bids, rehab loans and cash flow analysis spreadsheets. 6. Buying Power for First Time Home Buyers - Thursday, May 16th, 2019 - 6:30-8 PM
With interest rates at record lows, prices of homes for sale here in the Twin Cities having dropped over the last number of years as well, an outstanding buying opportunity is present for first time home buyers here in our market. Often times, buyers can now own a home for less than they are paying in rent. At this first time buyer seminar, we will examine the entire buying process from the financing standpoint: from determining what down payment assistance programs may be available to you as a buyer, to helping you determine what amount of home you can buy, to learning more about the process of beginning to search for properties. 8. Fixin' to Stay? Use a 203k - Future Seminar Date to be Determined
With so many of the homes in our local market needing repair, buyers have been more frequently been using a loan product called a FHA 203k to purchase and rehabilitate a home. As an example: perhaps you find the home of your dreams but it needs so much work and you don't have the immediate cash to do the repairs. At this seminar, you will learn how to turn this home that appears to be more of a fixer upper, into the home you have always wanted. With this 203k loan, you are able to roll eligible upgrades and repairs into the mortgage.
